When Is It Time to Replace Your Windows?

Although replacing the windows in your rental properties is probably not first on your priority list, your Connecticut property management company may recommend doing so in order to properly maintain your rental property. After all, there are tons of hidden benefits of replacement windows. For example, they can increase HVAC efficiency, help you save money, attract quality tenants, and add property value. 

But, how do you know when it’s time to replace them?

Well, homeowners should ideally replace windows every 20 to 25 years. First, however, let’s go over a few of the warning signs that may indicate it’s time for a replacement.

Warning Signs That It’s Time to Replace Your Windows

  • Noticeable condensation inside the window or between window panels

  • Windows are difficult to open and close

  • You notice a draft coming from the window

  • Your windows are older than 15 to 20 years

  • Energy bills have increased significantly

  • Window frames are damaged by water

  • You can hear a lot of outside noise 

If you notice any warning signs above, it may be time to replace your rental or your primary residence property windows. Additionally, it’s essential to recognize that no matter what signs you’re experiencing, you should replace your windows after a certain period of time. Next, let’s go over the importance of window replacement in a rental property.

Window types

Single hung windows look similar to double hung models, but only the lower sash is operable. As with double hung windows, some models allow you to pivot the sash inward to clean the exterior.

Sliding windows have one or more panels that move horizontally along upper and lower tracks, allowing you to easily open up half of the window for ventilation. They work best in small spaces.

Double hung windows offer a classic look. These replacement window panels have operable upper and lower sashes. Lowering the top sash and raising the lower sash can allow warmer air near the ceiling to move out through the top, while cooler air can flow in through the bottom. Many double hung windows have sashes that tilt inward, allowing you to clean the exterior surfaces from inside your home. This feature is particularly valuable if the windows are on a second story.

Casement windows are hinged on one end and pivot out for ventilation at the other end. They’re easy to open and provide good air flow. Casement windows are often used in kitchens above the sink because of their easy one-handed operation.

Window type is a key factor in window replacement cost. Each type of window has specific features and characteristics to consider. In addition to appearance (from inside and outside), consider their function, whether or not you want to open them and the amount of light they should let in. Also think about how you’ll clean and maintain them.
